Florida taxes and the homestead exemption
Florida's tax structure is one of the biggest reasons people relocate.
No state income tax
Florida doesn't tax personal income. Property taxes are set locally and based on your home's assessed value.
Homestead exemption
If the home is your permanent residence on January 1, you can exempt up to $50,000 of assessed value. File with the Sarasota County Property Appraiser by March 1.
Save Our Homes cap
Once homesteaded, annual increases in your assessed value are capped at 3% or inflation, whichever is lower. Moving within Florida? You may be able to transfer that benefit.
New construction is often taxed on land only (or partial value) the first year, so your second-year bill can be noticeably higher. Budget for the full assessed value.
HOA dues and district assessments
The two recurring costs people most often underestimate.
HOA dues
Cover your community's amenities, common areas, and sometimes lawn care. Paid monthly or quarterly to the HOA; ask what's included.
Stewardship District
Parts of Lakewood Ranch, including Monterey, are in the Lakewood Ranch Stewardship District, which finances infrastructure. Its assessments appear on your property tax bill, separate from HOA dues.
Ask for exact numbers
Amounts vary by community, phase, and homesite. Get the figures in writing before you sign, then plug them into the cost calculator.
Insurance, flood zones, and hurricanes
Plan for these early. They affect your monthly budget and your lender's requirements.
Homeowners insurance
Get quotes before you pick a homesite. Newer homes built to current Florida code, with impact glass and a wind mitigation inspection, often qualify for better rates.
Flood zones
Standard homeowners policies don't cover flood. Look up any address on the FEMA Flood Map Service Center and ask your agent about flood coverage even outside high-risk zones.
Hurricane season
Runs June 1 to November 30. Know your evacuation zone, keep supplies ready, and consider a generator. Inland Lakewood Ranch is away from the coast, but storms still bring wind and rain.
Utilities and getting set up
Confirm providers for your exact address; new communities sometimes have specific arrangements.
Water & sewer
Lakewood Ranch Southeast's water, sewer, and reclaimed irrigation water are supported by Sarasota County utilities, according to SMR.
Electric & internet
Electric service in this part of Sarasota County is typically Florida Power & Light (FPL). Internet options vary by community, so ask the builder which providers are wired in.
License, cars & voting
Get a Florida driver license within 30 days of establishing residency, title and register your vehicles in Florida, and register to vote in Sarasota County.
Sarasota County schools
Lakewood Ranch Southeast is in the Sarasota County School District. These schools are named in Pulte's EverCreek announcement.
Tatum Ridge Elementary
Described in the builder announcement as an A-rated elementary school.
McIntosh Middle
A STEM magnet middle school with classes like computer coding, aerospace, and engineering.
Booker High
Offers the Cambridge AICE curriculum and a visual and performing arts program.
Assignments are address-specific and can change as new schools open. Always verify with Sarasota County Schools before you buy.
Healthcare nearby
Lakewood Ranch has grown into a regional medical hub.
Full-service hospital
Lakewood Ranch Medical Center serves the community, alongside freestanding emergency rooms and urgent care centers.
Specialty care
General and specialty medical offices are spread across Lakewood Ranch, with major hospital systems in Sarasota and Bradenton.

Ask your current insurer for in-network doctors by ZIP code (34240 and nearby) before you move, and transfer prescriptions early.

I-75 access at Fruitville Road (Exit 210) and University Parkway, with Bourneside Boulevard as the new north–south connector.
