Sarasota County approved the rezoning, and a Florida appeals court ruled in SMR's favor in a lawsuit that sought to limit growth, allowing Lakewood Ranch Southeast to move forward.
SMR started a complete infrastructure package: roads, water, sewer, reclaimed-water irrigation, street lighting, sidewalks, and trails.
Taylor Morrison closed on land for its third Lakewood Ranch Esplanade community, about 1,200 homes.

Lakewood Ranch Southeast is the newest expansion of the Lakewood Ranch master-planned community, on about 4,120 acres in Sarasota County. Developer Schroeder-Manatee Ranch (SMR) has approvals for up to 5,000 homes across multiple villages built by Toll Brothers, Pulte, Taylor Morrison, Neal Communities, Neal Signature Homes, John Cannon Homes, and others.
In northeast Sarasota County, north of Fruitville Road and west of Verna Road, east of I-75. A new five-mile, four-lane extension of Bourneside Boulevard between University Parkway and Fruitville Road is the main spine. Much of the area borders the 2,000-acre Heritage Ranch conservation land on the west.

Esplanade at Cammaray sales are anticipated in early 2027, and EverCreek's grand opening date hasn't been announced.
Prices are expected to range from about $300,000 to more than $2 million across the area. The only released pricing so far is at Monterey, where Toll Brothers lists homes from $738,995. Most other builders haven't published pricing yet.
Yes. It's developed by SMR, the company behind Lakewood Ranch, and residents have access to Lakewood Ranch's town centers, parks, trails, and events. Monterey is part of the Lakewood Ranch Stewardship District.
The area is in the Sarasota County School District. Pulte's EverCreek announcement names Tatum Ridge Elementary, McIntosh Middle, and Booker High. Assignments are address-specific and can change, so always confirm with Sarasota County Schools.
It's a special taxing district that finances roads, utilities, and other infrastructure in parts of Lakewood Ranch. Its assessments appear on your annual property tax bill and are separate from HOA dues, so ask for the exact amount for any home you consider.
